    When in doubt … replace it. Buyers cannot see past it and “allowances” don’t help.

    That’s not true. We found a house we liked last March and then looked around a couple more weeks in other areas before we decided (we’re new to Tucson) and by the time we got back to make an offer the owner had replaced the carpet with all new cheapo crap. I was fine with the old stuff and an allowance because we wanted all new ceramic tile floors. So he lost a sale as we weren’t going to pay the price and throw out the new cheapo carpet. We bought our 2nd choice and put in all new tile floors.

    Hi Jack! I didn’t say replace it with cheapo crap. :) Ideally, all of that work is done before anyone ever sees the house, not after it is listed. 90% of the time, buyers can’t see past what’s needed and overestimate costs – that’s my experience. Every once in a while, you come across someone who can see past that and price realistically. Glad you found one you liked!
